Document Format Requirements
House Bill 525 went into effect on July 1, 2009 and was revised by Senate Bill 124 on December 28, 2009. This new law (ORC 317.114) creates standardization guidelines for documents that are recorded in Ohio.
GUIDELINES
This law does not apply to any of the following:
GUIDELINES
- Computer font size 10 point or higher
- Blue or Black ink ONLY
- No use of highlighting
- Minimum paper size is 8 ½ x 11 inches
- Maximum paper size is 8 ½ x 14 inches
- 3 inch margin of blank space on the top of the first page of the document
- 1 ½ inch margin of blank space on the top of each of the remaining pages of the document
- 1 inch margins on each side and on the bottom of all pages
This law does not apply to any of the following:
- Any document from any court or taxing authority
- Plats
- DD214’s
- Any state or federal document
- Any document executed before the effective date of this law

- Can I print my return address or my prepared by in the margin?
- Can I print my page numbers in the margin?
- Can I print bar codes in the margin?
- Will I be charged the extra $20 if exhibits and attachments do not meet the new requirements? What is the policy for attaching a previously recorded document as an exhibit?
- If my document does not meet the formatting requirements, will you still record it?
- Can I highlight signature areas on the document to make it clearer where parties need to sign?
- Will I be charged the $20.00 non-conforming fee if I record a certified copy from another county?
- Will I be charged the $20.00 non-conforming fee if I re-record a document?
- Do documents that are prepared and executed out of state still have to comply with the document standards law?
- Will I be charged the non-conforming fee if I release a mortgage or a lien by using the originally recorded document?
